Corporate Car Wash for Kolkata Offices: A Facilities Guide | Car Ninza

Car washing as an office benefit: a facilities guide for Kolkata employers

An employee who drives to Sector V leaves their car parked from 9.30 to 6.30. It sits idle in a covered bay for nine hours — the ideal conditions for a wash, and the one window in the day when nobody needs the vehicle. Kolkata employers are starting to notice, and the reason it works is that it costs the company very little.

Key takeaways

  • Office parking gives a nine-hour idle window in a covered bay — better wash conditions than a residential slot.
  • The strongest model is employee-paid: staff subscribe individually and the employer only permits access.
  • A waterless service needs no water point, no drainage and no power, so most office basements qualify as-is.
  • Employer-subsidised or fully-paid models work for senior grades and as a retention lever, at modest cost per head.
  • Facilities requirements are minimal: a slot window, gate access for a verified crew and a named point of contact.

The idle-window argument

Residential car washing has an awkward constraint: the crew has to arrive before the owner leaves, which compresses everything into a narrow early-morning window and makes routes tight.

Office parking has the opposite property. The car arrives, it stops, and nothing happens to it for nine hours. It is covered, it is stationary, it is in a controlled-access area, and nobody needs it until evening. From an operations standpoint these are close to ideal conditions.

For the employee, the benefit is simple and immediate: the car is clean when they leave, and their weekend did not include a trip to a wash bay.

Three billing models

This is the decision that determines whether the programme happens, so take it first.

Employee-paidZeroAny organisation, any sizeMinimal — permit access only
Employer-subsidisedPart of plan costMid-size firms using it as a soft benefitLow — one invoice
Fully employer-paidFull plan costSenior grades, retention-sensitive rolesLow — one invoice

We recommend starting with employee-paid, for a reason that has nothing to do with our revenue: it removes every objection. Finance has no line item, HR has no policy question, and facilities is making an access decision rather than a procurement one. Employees who want it subscribe; those who do not are unaffected.

If it proves popular, converting to subsidised later is straightforward. Starting with a subsidy means the proposal has to clear budget approval before anyone has seen it work.

One caution we will flag but cannot advise on: employer-paid personal benefits may be treated as perquisites under Indian income tax rules. Ask your finance team before choosing that route. The employee-paid model does not raise the question.

What facilities actually has to do

This is the part most facilities managers expect to be complicated. It is not.

  • Agree a slot window. A fixed weekday window — typically mid-morning, once cars have settled.
  • Authorise gate access. The crew signs in as a vendor, with ID.
  • Name a contact. One person on your side, one named supervisor on ours.

What is not required, and this is the point:

No water
No tap or connection needed at the parking level
No drainage
Nothing discharged, floor stays dry
No power
No equipment to plug in, no storage to allocate

For basement parking under an office building in Sector V or New Town, those three absences are what make the programme viable at all. A conventional wash service would need a water point, floor drainage and permission to leave a wet floor in a shared area — which is why most office buildings simply prohibit vehicle washing.

Security, handled properly

An external crew in your parking area on a recurring basis is a legitimate concern and should be treated as one. What to require:

  1. Identity documents on file for every technician, background verification completed.
  2. Uniform and visible photo ID while on premises.
  3. Gate sign-in and sign-out on every visit.
  4. A fixed slot, not ad-hoc entry on employee request.
  5. No unsupervised key custody as a default — exterior washing needs no keys at all.
  6. A named supervisor reachable directly by your facilities team.

These are the same controls we recommend to residential societies, and we go through them in more depth in our RWA guide.

Where this works in Kolkata

The corridors where we see most demand:

  • Salt Lake Sector V. Highest concentration of car-commuting employees in the city, mostly covered parking.
  • New Town and DLF IT Park. Newer buildings, deep basements, long commutes, and construction dust that makes cars visibly dirty within a day.
  • EM Bypass corridor. Corporate offices and hospitals with substantial covered parking and heavy road dust.
  • Park Street and central business district. Older buildings, tighter parking, usually smaller programmes.

How to start without committing

The lowest-risk way in is a demo. We wash a handful of employee cars in your own parking on an agreed morning, at no cost, so facilities can watch the process and confirm the floor is dry afterwards, and HR can gauge interest from the response.

If it lands, employees sign up individually and you have added a benefit that cost the organisation nothing but an access decision. Book a demo for your office, or call us and we will walk your facilities team through it first.

Frequently asked

Questions on this topic

Can cars be washed in office parking in Kolkata?
Yes, and office parking is often better suited than residential parking — cars sit idle for a predictable nine-hour window in covered bays. A waterless service needs no water connection or drainage, so most office basements including in Sector V, New Town and the EM Bypass corridor qualify without any modification.
Who pays for a corporate car wash service?
Three models work. Employee-paid, where staff subscribe individually and the employer only permits access — zero cost to the company. Employer-subsidised, where the company covers part of the plan. Fully employer-paid, usually reserved for senior grades or as a retention benefit.
What does the employer have to provide?
Very little: an agreed weekly slot window, gate access for a verified crew, and a named facilities contact. No water point, no drainage, no power and no storage space are required for a waterless service.
Is it a taxable perquisite for employees?
If the employer pays for a personal benefit, it may be treated as a perquisite under Indian income tax rules. This depends on how it is structured and should be confirmed with your finance or tax team — we are not qualified to advise on it. The employee-paid model avoids the question entirely.
How does security work with an external crew in office parking?
The same way as any vendor: identity-verified and photo-ID staff, uniforms, gate sign-in, a fixed slot rather than ad-hoc entry, and a named supervisor as the single point of contact for your facilities team.
Do you need car keys for an office wash?
Not for exterior washing. Interior cleaning needs access and is better scheduled when the employee is available, or handled through whatever key protocol your office already operates.
How many cars can be covered at one office?
It scales with crew size and slot length. A fixed weekly window with a route-planned crew can cover a large employee base; we size the crew to the number of subscribers rather than the other way round.
Can we trial it before rolling it out?
Yes. We run a free demo in your office parking for a handful of employee vehicles so facilities and HR can see the process and the dry floor before any agreement. No payment, no obligation.
