Car care in New Town and Rajarhat: what makes these areas different

Keeping a car clean in Ballygunge and keeping one clean in Action Area II are different problems. New Town and Rajarhat are new, still under construction, built vertically, and full of people commuting daily to DLF IT Park and Sector V. Every one of those facts changes what a car goes through in a week.
Key takeaways
Active construction across New Town and Rajarhat means fine cement and silica dust settles on cars daily — more abrasive than ordinary road dust.
A large share of parking here is basement or stilt, which conventional hose washing cannot service.
Long daily commutes on the Major Arterial Road and to Sector V mean high brake dust and windscreen film.
Eco Park and waterbody proximity means more bird droppings and tree sap than central Kolkata.
Doorstep waterless washing fits the area because it needs no water point and works underground.
Why the area matters
Car care advice is usually written as if all cars sit in the same environment. They do not. A car parked in an Action Area II basement and driven to Sector V every weekday faces a specific combination of stresses, and none of them are the ones a generic guide addresses.
Having run daily routes across New Town, Rajarhat, Chinar Park, Kestopur and Bidhannagar, here is what we actually see on these vehicles.
One: construction dust, and why it is worse
New Town and Rajarhat are still being built. Towers, roads, drainage, commercial blocks — there is active work within a few hundred metres of most residential complexes, and there has been for years.
The dust that produces is not ordinary road dust. Cement particulate and silica are harder and more angular. Ordinary road dust is largely soil and organic matter, comparatively soft. Construction dust behaves more like a fine abrasive.
The practical consequence is specific: dry-wiping a construction-dusted car is the single most damaging thing owners here routinely do. The cloth-over-the-bonnet habit that leaves no mark in a low-dust environment produces visible hazing here within months.
This is why lubrication matters more in these areas than almost anywhere else in Kolkata. Whatever method you use, the surface must be wet with something before a cloth touches it. We explain the mechanism in our paint safety article.
Two: the parking is underground
Older Kolkata parks at ground level — driveways, compounds, roadside. New Town and Rajarhat park vertically, which means basement and stilt parking on a scale the rest of the city does not have.
That single fact disqualifies conventional washing:

Waterless wash

Not needed

This is not a marketing point. It is why the informal washerman model that works fine in a Bhowanipore compound simply does not function in a Rajarhat tower, and why complexes here end up either banning washing outright or looking for a method that needs no water. We go through the committee side of this in our RWA guide.
Three: the commute profile
New Town and Rajarhat residents drive further, daily, than most of Kolkata. The Major Arterial Road, the Bypass connector, the run to Sector V and DLF IT Park — these are sustained-speed roads with heavy braking at junctions.
Two effects show up on the car:
Brake dust on wheels. Iron particles from pad wear bond to alloy finishes and, left long enough, cause pitting. Wheels here need attention more often than paint does.
Windscreen film. A greasy haze from exhaust particulate and road film builds faster on high-mileage commutes, and it is a safety issue at night in oncoming headlights, not a cosmetic one.
Four: Eco Park, trees and water
Proximity to Eco Park, the area's waterbodies and its comparatively generous tree planting is one of New Town's genuine pleasures. It also means more bird droppings and tree sap than central Kolkata.
Both matter because both are acidic and both etch clear coat with time and heat. A dropping left on a bonnet through a Kolkata afternoon can leave a permanent mark. The rule is simple: these need removing within a day or two, not at the next scheduled wash. Attend to them promptly with a lubricated wipe — never dry, never scraped.

Water needed per wash — which is why it works underground
The combination — abrasive dust that demands lubrication, parking that cannot take water, and commutes that load the wheels and glass — points to one answer with unusual clarity. A washing method that needs no water point, works in a basement, keeps the surface lubricated and comes to the car on a fixed schedule fits these two localities better than anywhere else we operate.
Practical schedule for this area
Open parking, daily driving: 24 washes a month. Dust returns within a day.
Basement parking, daily driving: 12 washes a month usually holds.
Basement parking, weekend driving: 12 a month, or one-time washes if genuinely occasional.
Any parking, June–September: increase frequency; monsoon silt is worse here than the dry-season dust.
Car Ninza runs fixed daily routes across New Town including Action Area I, Action Area II, Eco Park, DLF IT Park, Novotel and Unitech, washing cars in the resident’s own parking slot including basement and stilt parking. See our New Town service page for local slots and pricing.
Why do cars get dirtier faster in New Town and Rajarhat?+
Three reasons compound here: ongoing large-scale construction produces fine cement and silica dust, the wide open road layout carries dust further with less obstruction, and proximity to Eco Park and the area’s waterbodies increases bird droppings and tree sap. A car can look dusty within a day of washing.
Is construction dust worse for paint than normal road dust?+
Yes. Cement and silica particles are harder and more angular than ordinary road dust, so dry-wiping a construction-dusted car is more likely to leave visible marks. This is the strongest argument in these areas for a lubricated wash method rather than a cloth-and-dry-dust approach.
Can you wash cars in basement parking in Rajarhat high-rises?+
Yes. Because the process uses no water, no hose and no drainage, basement and stilt parking is a normal work area. This is the practical reason many complexes in New Town and Rajarhat use a waterless service rather than a conventional washerman.
Which areas around New Town do you cover?+
New Town, Rajarhat, Chinar Park, Kestopur, Bidhannagar, Salt Lake, Dum Dum, Shapoorji Pallonji Shukhobrishti, the EM Bypass corridor and Park Street — with fixed daily routes across each.
How often should I wash a car in New Town?+
Most owners here need more frequent washing than central Kolkata. Cars in open parking near active construction typically want daily or alternate-day attention; cars in sealed basements can go longer. Our Regular plan covers 24 washes a month and Alternate covers 12.
Does the monsoon change what a car needs in this area?+
Considerably. Construction dust plus rain produces a silt film rather than clean water spotting, and it dries into a layer that needs pre-treatment rather than wiping. We cover the seasonal approach in our monsoon car care guide.
Is there a service centre or is it only doorstep?+
Doorstep is the primary service across New Town and Rajarhat. We also operate a service centre at Park Street for owners who prefer to bring the vehicle in.
